๐ก The Market Reality
Why Finding a Freehold, Pet-Friendly Townhome in Osoyoos Is Harder Than You Think
If you’ve been searching for a pet-friendly townhome in Osoyoos, you’ve probably already hit the wall. Most strata complexes either don’t allow pets at all, have strict breed or weight restrictions, or are leasehold โ meaning you never actually own the land under your home.
As of February 25, 2026, there are just 11 townhomes in Osoyoos that allow pets and are listed under $600,000. Out of those, not all are truly freehold, and not all are worth your time. I went through the full list โ here are the 5 that made the cut, spread across different areas of Osoyoos so you can see how location changes everything. I did the same breakdown last week for Oliver, BC โ worth a read if you’re open to the South Okanagan more broadly.
๐ก “Pets allowed with restrictions” means something different in every complex. It might mean a weight limit, a breed restriction, or a maximum of one pet. Always request the full strata bylaws before making an offer โ I can pull those for you in minutes. Just reach out. On the east side of Osoyoos Lake, close to the famous Walnut Beach Resort. The complex includes a fitness centre and outdoor pool โ rare at this price. Three bedrooms, three baths, granite countertops, and a deck. Bedrooms clear Rico’s 10-foot minimum. It’s been on the market 70 days โ just below the current average โ which means there’s genuine room to negotiate on price.
Honest note: the east side has limited trail access beyond the waterfront walk. The nearest dog park is on Cedar Lane at Main Street โ a solid park, but you’ll be driving to reach it. If daily off-leash walks are non-negotiable, weigh that in.
I’ve shown this one to a client personally. Solid, spacious three-level townhome with a separate basement suite โ great for rental income or extended family. Peanut Pond views from the back, a tile roof that’ll outlast most of its neighbours, and walking distance to Save-On Foods, Red Apple, and the Dollarama. The Spartan Drive dog beach is about a 5-minute walk away โ that’s a genuine off-leash win. (If dog parks are a priority, I also ranked the best off-leash spots in Penticton โ a similar rundown for Osoyoos is coming.)
It’s been on the market 343 days. That number raises a flag, but the bones are good and the price reflects it. Has stairs throughout โ not the right fit if mobility is a concern. Best value-per-square-foot on this list.
Super cozy top-floor corner unit on the west side of the bridge. The Sage Pub is right around the corner, sandy beaches are a short walk along the lakeshore, and the Cotton Drive waterfront path is easily accessible. A quiet, lovely spot that genuinely punches above its price tag.
One bedroom is on the tighter side, so this is better for a couple or single owner than a family. But at $349K with $275/mo strata and estimated rental income around $1,800/month, the investment math is genuinely attractive. Has been steady on price for 84 days โ motivated seller territory.
Built for the retiree lifestyle โ rancher style, no stairs, wheelchair accessible, and right across from Peanut Pond with Save-On Foods and services within easy reach. Pets are allowed with number limits and restrictions. The no-rental rule is the main reason it’s sat on the market for 191 days. If you’re not buying it as an investment, that restriction is completely irrelevant.
The second bedroom is small โ more of a den than a guest room. Covered deck, stainless appliances, laundry in-suite, and wall-unit AC. Clean, simple, low-maintenance. Golf is just around the corner. Perfect for one person or a couple who want easy living on their own terms.
The showstopper on this list. Casa de Lago is one of Osoyoos’s most desirable waterfront complexes. This top-floor unit comes with access to 400 feet of private beach, an outdoor pool, a dock with optional boat moorage, and a guest suite in the building. It’s been vacant, so quick possession is on the table. Dogs and cats both welcome.
At 708 sq ft it’s compact โ the den has no windows and the primary bedroom is tight. Strata fees are higher at $361/mo to cover beach, pool, and dock. But the massive balcony, walk-in closet, and the sheer reality of waking up 50 feet from the warmest lake in Canada make this genuinely hard to walk away from. Hasn’t moved in 42 days โ still fresh.

๐พ For Dog Owners
Dog-Friendly Spots in Osoyoos
One of the first questions I get from buyers relocating with pets: where can I actually take my dog? Osoyoos has more options than most people realize โ including two off-leash beach areas right on the lake. If you’re also considering Penticton, I’ve written a full guide to its top 6 off-leash dog parks too.
Off-leash swimming right on Osoyoos Lake. Sandy, flat access and calm water. About a 5-minute walk from the Peanut Pond area homes โ a legitimate daily destination.
A second off-leash beach area on the south side of town near Cottonwood Drive. Two separate dog-friendly beach zones separated by a short stretch.
Osoyoos’s main off-leash fenced park off Main Street. A solid size with room to run and socialize. Best reached by car from the east side of town.
The lakeshore path runs the length of much of town โ leashed dogs welcome along most of it. Early mornings are especially peaceful with the water to yourself.

Nk’Mip Cellars โ Canada’s first Indigenous-owned winery โ is right here. Spirit Ridge Resort sits alongside it. Wine country starts at your front door. The Oliver wine trail is just 25 minutes north for even more tasting rooms.
Nk’Mip Canyon Desert Golf is one of BC’s most dramatic courses. Sage Hills Golf offers another option. Season runs March to November.

Drive up for panoramic views over the valley, the lake, and the US border. One of the best free things to do in the entire South Okanagan.
A narrow spit jutting into Osoyoos Lake โ camping, swimming, and exceptional birdwatching. One of BC’s most popular campgrounds. Book early.
Save-On Foods, Red Apple, restaurants, pubs, and a Saturday Farmers Market. Small town, but genuinely walkable for daily errands.
โ Common Questions
Your Osoyoos Questions, Answered
Are there actually freehold townhomes in Osoyoos?
Yes, but they’re limited. As of February 2026, there are only 11 pet-friendly options under $600K โ and not all are truly freehold. Some listings use the term loosely. Always verify title before you proceed. I check this on every property I show.
Can I rent out a pet-friendly townhome in Osoyoos?
Short-term rentals (Airbnb-style) are banned province-wide. Long-term rentals are allowed in most complexes. Some waterfront units permit a minimum one-month rental โ still a solid income strategy, especially for snowbird tenants in winter.
What are typical strata fees for Osoyoos townhomes?
They range from around $265/month for a basic rancher complex to $361/month for a waterfront building with a private beach, pool, and dock. Always factor strata fees into your total monthly cost โ the amenities often justify the higher numbers for lifestyle buyers.
Is Osoyoos a good place to retire?
One of the best in BC. Mild winters with minimal snow, a walkable lakefront, golf from March to November, and a tight-knit community make Osoyoos consistently popular with retirees and snowbirds. The 55+ townhome market is active and well-priced compared to Kelowna or the Lower Mainland.
How long are homes sitting on the market right now?
The South Okanagan average is currently 80โ90 days. Several listings on this list have been sitting well above that โ which creates real negotiating power for buyers. The market is stable but not competitive, and motivated sellers are open to offers.
What is the cash back program Rico mentioned?
As part of the My Property Central Real Estate Group, we offer an exclusive cash back program for buyers โ unique to our team. It’s not something available at most brokerages. Call or text 236-457-4230 for details on how it works and whether your purchase qualifies.
