Nine-foot ceilings, central heat pump, gas stove, stainless steel appliances, garage, and a fully fenced backyard. Municipal water and public sewer. Strata fees: $104/month. 23 days on market.
Location for pet owners: Just off Sawmill Road near Highway 97. The Okanagan River Walk is within easy reach — you can walk your dog along the river trail, and shopping at No Frills and Buy-Low Foods is almost walking distance. There’s a slight uphill on Sunningdale Avenue but that’s a workout, not a deterrent.
Important note: Because this is a new build completed in 2026, GST may apply to the purchase price. Factor this into your budget and confirm with your realtor. Also note there are four units in the complex with three currently listed — one appears to have already sold.

Location for pet owners: The location is the honest weakness here. You’re close to the highway and some shopping, but the nearest park is a 15-minute walk — either uphill to the secondary school or along the road to the river. If daily off-leash walks matter to you, factor that in.
The opportunity: 92 days on market is significant. That’s a motivated seller situation, and in a buyer’s market with climbing inventory, there’s a real conversation to be had on price. If the location works for your lifestyle, this could be the one to negotiate on.
Solid unit, good build quality, and the 2023 vintage means no GST headaches. The park access score hurts it for serious dog owners, but the days on market make it interesting from a value standpoint. Worth a showing if you’re in the $500K range.

The details: 2 bedrooms, 1 bathroom, 1,033 sq ft. No age restrictions. Covered southwest-facing deck, carport, immaculately maintained grounds (all exterior maintenance handled by strata). Strata fees: $240/month. 112 days on market.
Location for pet owners: This is where this listing genuinely stands out. Walk out your front door, take 15 paces, and you’re on the asphalted Okanagan River Walk trail. The trail leads directly to a dog park. There’s a large park just down the path, pickleball courts at the curling centre, the hospital nearby, and beautiful Tuc-el-Nuit Lake a short distance up the hill. Osoyoos is 20 minutes south. Penticton is 30 minutes north.
For the price per square foot and the location, I genuinely believe this is the best value on this list for a pet owner who walks their dog daily. At 112 days on market, the seller is motivated.

The strata fee conversation: This is the number that matters most here. At $473/month, that’s $5,676 per year in strata fees on top of your mortgage. At a 5% rate on a $260K mortgage, your mortgage payment is roughly $1,500/month — making your combined monthly housing cost around $1,973 before property tax and insurance. Make sure you’re comfortable with that full picture.
Location for pet owners: Genuinely good. Close to the hospital, near the river channel trail, and a short drive or walk to the river walk. The surrounding parks score well for daily dog walks.

📍 Oliver BC — Near Highway & ShoppingThe details: 2 bedrooms, 1 bathroom, 715 sq ft. Age restriction: 55+. Only 8 units in the strata. Strata fees: just $120/month — the lowest on this list by a significant margin. Virtually staged listing photos (worth noting before you visit).
The pet rules — read carefully: One dog maximum, 25 lbs or under. One indoor cat. If your dog is over 25 lbs, this one is off the table. If you have a small breed — a Shih Tzu, a Bichon, a Dachshund — this could be your perfect fit.
Location for pet owners: Close to shopping and the highway, with the river channel walk accessible. Not the most park-rich location on this list, but perfectly manageable for a small dog’s daily needs.
Why the value score is a 5: $225,000 purchase price plus $120/month strata fees is the most affordable combination on this list — full stop. For a downsizer who wants to own a home in the Okanagan without a massive mortgage or high strata bills, this is a genuinely compelling option.
This is purpose-built for downsizers with small pets. If you’re 55+, have a dog under 25 lbs, and want the most manageable monthly costs in Oliver, start here. Just don’t bring the Great Dane.

If you’ve never bought into a strata before, the pet rules section of the bylaws can catch buyers off guard. Here are the four things I always tell my clients to check before falling in love with a listing.
Weight & Size Limits
Many stratas set a maximum weight for dogs — commonly 25 lbs, 40 lbs, or 50 lbs. If your dog is over the limit, the property is off the table, full stop. Always confirm the limit before booking a showing.
Breed Restrictions
Some stratas ban specific breeds regardless of size — Pit Bulls, Rottweilers, Dobermans, and German Shepherds are the most common. These restrictions are legal in BC and enforceable. Check the bylaws, not just the listing description.
Number of Pets
Many stratas limit households to one or two pets total. If you have three animals — two dogs and a cat, for example — you may already be over the limit before you move in. Get this in writing, not just verbally.
